
Repair the Opener or Replace It, and How That Call Gets Made
Every week somebody in Long Beach stands in a garage looking up at a motor that has started behaving badly, trying to work out whether to spend a hundred dollars or eight hundred. Nobody has explained to them what the machine is made of, so the decision gets made on the age printed on a sticker, which is close to the worst available guide.
This is how the call actually gets made when you know what is inside the unit.
The Opener Does Less Than You Think
Start here, because everything else follows from it.
A garage door opener does not lift a garage door. The springs do. On a torsion setup, a wound spring above the header stores energy and gives it back as the door rises, and the whole system is designed so that a properly balanced door weighs almost nothing at the point of use. Lift a balanced door by hand and it will float, and it will hold wherever you leave it.
The opener supplies the last few pounds of push and pull, holds the door closed, and provides the safety systems. That is why a half horsepower motor moves a double door that a person struggles to hold at chest height.
The consequence matters. Any time the door is out of balance, the opener stops being a helper and becomes a lifting machine, which it was never built to be. A tired pair of springs quietly hands a couple of hundred pounds of dead weight to a small motor and a nylon gear, and both of them shorten their lives accordingly.
This is why the first question we ask is not about the opener. It is what the door does when you pull the release cord and lift it by hand.
The Cheap Failures
Most of what goes wrong with an opener is inexpensive and quick, and none of it argues for replacement.
The drive gear. On a chain or belt drive, the motor turns a nylon worm gear, and that gear is the softest part of the drivetrain by design. It is meant to fail before the motor does. When it goes, the symptom is unmistakable: the motor runs, the chain sits still, and there is a small heap of white plastic dust on the floor below the unit. A gear kit is cheap and the job takes about an hour. An opener that has just eaten a gear is usually a perfectly good opener.
The capacitor. A hum, a slow start, or a unit that runs one way but not the other. The start capacitor is a small can inside the housing and it is a low cost part. Worth ruling out before anyone starts talking about motors.
Travel and force settings. A door that stops short of the floor, reverses when it should not, or drives itself into the concrete is nearly always a limit or force problem rather than a mechanical one. Older units have two adjustment screws on the side. Newer ones use an optical travel sensor inside the head, and if that sensor is dirty or worn the unit loses track of where the door is. Cheap to correct.
Safety sensors. UL 325 requires a photo eye pair mounted low on each track, and if that beam is broken or the sensors are not looking straight at each other the door will not close. Sensors get knocked by bicycles, wired through with staples, covered in cobwebs, and blinded by low sun coming straight down the driveway. That last one produces the classic complaint of a door that will not close in the afternoon but closes fine at night.
The wall button and its wire. Two low voltage conductors run from the head to the button. Where they are stapled, a staple through the insulation will short them, and the unit then behaves as though its brain has gone. It is a very cheap fault that looks like an expensive one.
The Expensive Failures
Two parts change the arithmetic.
The logic board. The board handles the remotes, the sensors, the limits and the motor relays, and when it fails the unit can behave randomly, ignore everything, or do nothing at all. Boards are not cheap, and for units past about a decade old they are often discontinued, which leaves used parts of unknown history as the only option. Paying a large fraction of a new opener price for a used board in an old machine is rarely the right move.
There is a catch worth insisting on, though. A shorted sensor wire, a stuck wall button and a failed transformer all mimic a dead board perfectly. Anyone who condemns a board without metering the inputs first is guessing, and the guess happens to favour the bigger invoice. Ask what was tested.
The motor. Windings fail, usually after years of lifting an unbalanced door. At that point you are being asked to pay most of the cost of a new opener to renew the oldest component in a machine whose other parts are the same age. That is the point where replacement wins.
So Where Is the Line
Weigh the cost of the failed part against the age of the unit, and then look at the door.
Repair when the failed part is a gear, a capacitor, a limit, a sensor, a button or a wire, whatever the age of the opener. A twenty year old chain drive with a fresh gear kit will keep going for years, and it owes you nothing.
Replace when the board or the motor has failed on a unit old enough that parts are scarce. Replace when the same unit has needed three visits in two years, because that is a machine telling you something. And replace, without much hesitation, when the opener is old enough to predate photo eyes entirely, because that is a genuine safety upgrade rather than a convenience.
The one thing that should not decide it on its own is the year on the label.
The California Part
Anything new fitted here comes with a battery backup, and that is not a sales line.
California SB-969 has required residential garage door openers sold or installed in this state to include a battery backup since July 2019. The law came out of wildfire evacuations, where people found themselves unable to get a powered door open after the grid went down, in some cases with a car sitting behind it.
A compliant unit runs a set number of cycles on its own battery when the power fails. The battery is a consumable and generally wants replacing every few years, so it is worth knowing where it sits and what the indicator looks like when it is finished. We show people both at handover.
It is also worth knowing that every opener, backup or not, has a manual release cord. Pull it and the trolley disconnects, and the door can be lifted by hand. Everyone in the house should know where that cord is, and should have pulled it once, on purpose, before they need it in the dark.
Choosing the Drive Type
If you are replacing, this is the decision that has the most effect on how you feel about it afterwards.
Chain is the cheapest and the toughest, and it is noisy. On a detached garage that is a non-issue. Under a bedroom it is a nightly irritation.
Belt costs a little more and is much quieter, and it is the right default for an attached garage with living space above or beside it. A steel reinforced belt is not a weak point.
Wall mount, or jackshaft, bolts beside the torsion shaft and drives it directly, with no rail and no motor head above the car. It costs the most, and it earns that in low headroom garages, on high lift doors, and wherever the ceiling is racked out for storage. It also moves the noise away from the ceiling.
The Thing People Regret Skipping
If your opener has failed early and the door has never been serviced, do the door at the same time.
Torsion springs are rated in cycles, commonly ten thousand for a standard set, which for a household opening the door four times a day is somewhere around seven years. A door on original springs at fifteen years is running well past its rating, and every one of those cycles is being partly carried by the opener.
Fitting a new opener to that door means the new machine inherits exactly the conditions that killed the last one. The springs, the rollers and the hinges are the environment the opener has to live in, and paying attention to them is the difference between a new opener lasting fifteen years and lasting five.
